Ever since I read this post, I've been doing some heavy research on book selling (as I've been looking for a business idea like this lately). I'm wondering if there are any tools you use when you're out scouting, and what methodology you use to decide to buy (or not buy) particular books. I'd super appreciate getting some tips and pointers. Please, email me if you find the time to do so.

Cheers,
Jake

Hi Jay,

I would rent, rent, rent!!!! I am stuck in an interest only mortgage and have been turned down twice for a modification. My house is only worth $8,000 more than my mortgage, can't refinance because there is no equity and can't sell becaue I would wind up OWING money. The dream of owning a house is now a nightmare. If you do decide to buy I would suggest you investigate the type of mortgage you are committing to before you sign ANYTHING! Get a good attorney to look over the terms before you make any decisions. Good Luck. My thoughts and prayers are with you.

Hi Jay, Im glad you're blogging again.

If you currently have favourable conditions to buy, then I'd say go ahead, because you never know if tomorrow's conditions will be as good as today's. But hey, it's your money, and I hope you get a good deal and be happy with your final decision.

Big hug and good luck.

Hi Jay, I'm glad you posted again. I like reading your musings. Hey, congratulations on paying off your debt!!!!

I'm risk adverse; so, I'd wait 2 years. If I were in your position, I'd be uncomfortable without some kind of cushion if I got laid off. But I'm risk adverse; so I miss a lot of opportunities, but life is not without some risk. It seems like this is an opportunity and isn't unreasonable.

I'm never willing to pay to have my blog prettied up, so I am stuck picking through the free stuff. I do like the minimal look too, though.

Hey Jay, You paid off your debt? MOST excellent. If you stop blogging I'll miss it. Yours is one of the few I check frequently. It kind of resonates with me. But I understand if it has served its purpose and you want to move on. I sometimes get bogged down in doing something just because I've been doing it.

Actually at $125,000 per year, $3000 would fall within the 40x rule for us. That said, $3k per month is about $1k more per month than I want to spend on rent. I am glad I stuck to my rule to sleep on it before signing anything!

Now I have to talk myself out the $465k 2-bedroom condominium that I saw today where the banker on site was more than happy to work out a mortgage with a 3.5% down payment, and had no problem with me spending 50% of my gross salary on housing. Seemed like a flashback to the days of subprime....FHA loans are going to be the next disaster. It sure was a beautiful apartment though.....

You would be a fool to spend $3000+ on an apartment. You're glossing over the fact that the 40x rule makes sense for both the landlord and the renter and focusing on the fact that you might be able to dodge the rule because of the "economy". Save your money. You really don't make that much for NYC.
